Even before we were asked about renovating this house, we had always been drawn to its exterior. So inviting and quaint, with beautiful tiered perennial gardens and paths leading around the grounds and up to a charming old ‘story and a half’ home, with its friendly little dormers and roof lines. How could one not feel compelled to knock on the door to see inside? Once resting on a nearby street beside the local grocery store, it was moved to the largest lot treed lot inside the village. There was a garage added (or possibly also moved from a different location) with a problematic roof design, and a poorly constructed addition to the back of the home in the 80’s. And so it lived the last three decades or so this way, as a cobbled together dual rental unit.
When its owners approached us, it was like a dream come true. To gut the interior and start over with a “blank canvas” with this property in particular, have complete freedom to customize the layout and aesthetic for its owners and their lifestyle and to be able to control construction materials and methods… how could it possibly get any better than that?
It was completely stripped and transformed from scratch. The only elements that remained relatively untouched were the foundation and exterior framing. The list of changes and upgrades is long… engineering fixes for old framing issues, insulation (a combination of blown bib and spray foam throughout), completely new electrical and plumbing, hydronics in floor heat and air conditioning systems, HRV system, windows and doors, enlarged custom kitchen and pantry, relocated laundry room up to the master level, lighting, Owen Sound limestone surrounding a modern linear fireplace, recessed tv’s in kitchen and family room, solid surface counters throughout, staircase update (most of the original was retained, just refinished), our Josefik trademark master bathroom, Maibec siding and trims, shakes and decorative truss, two custom cedar decks, new roof shinges, etc. Even the garage was finished, a new floor poured with hydronics below, and very usable storage area added above. It is now a cozy warm place for the owner’s special car.
This is now a home for the next chapter of their lives, where they have more time to enjoy themselves, each other, and the company of their family and friends. With more of an open layout, nice site lines, and clearly designated gathering areas. Where the cook can stay in contact with guests and still get the job done. A central place to sit and play cards with snacks and drinks at arms reach, with a game on in the background. A cozy spot by the fire to quietly sit and read or to chat. Windows that frame nature’s views. An upper master level which is a special place for only them, with access to laundry, a spacious dressing room, and a spa-like bathroom.
